The base rate is 9.5% per annum. The following surcharges may apply:

  • +5% is set from the 62nd day, if the client does not confirm the intended use of the received borrowed funds;

Obligatory registration of property insurance against loss or damage to housing. There are no specific requirements for the employer company, but there is a condition for the borrower's length of service: from six months or more.

A refinanced residential property must also comply with bank requirements:

  1. Less than 40 years should have passed since the construction.
  2. The house or apartment must be located in a city where there is a branch of the SNGB.
  3. If on-lending is issued for housing under construction under an equity participation agreement, the facility and the developer must obtain accreditation and be included in the list of partner companies of Surgutneftegazbank.

What documents are required

To consider an application for a mortgage loan, the client submits to the bank:

  • Application form. It is filled in by all participants in the transaction: the borrower, co-borrower, guarantors.
  • Civil passport and its copy.

It is also necessary to collect documents about the collateral object. The basic package includes:

  • Title and title papers: equity participation or sale and purchase agreements, certificate of state registration, if the object of security is a private house - documents for the plot, cadastral plan).
  • Technical documentation for housing.
  • An extract from the BTI about the object, if the registration certificate does not contain a mark on the examination.
  • Certificate of all citizens registered at the address of the object, issued no earlier than 30 days before the date of execution of the mortgage agreement.
  • The consent of the spouse (s) to the transaction, certified by a notary (provided if the real estate is registered in joint ownership).
  • Permission from the guardianship authorities, if one of the owners is a minor.
  • Mortgage draft.

Important! The powers of the mortgagor can be transferred to another person if you draw up a notarized power of attorney for the right to represent the interests of the borrower. Additionally, a copy of a civil passport will be required from a third party.

General procedure for obtaining and servicing a loan
